Asset Management Evaluation
We perform streamlined checklist evaluations of poorly performing assets. This is done in order to detect deferred or poor maintenance practices that may be developing as the result of low cash flow during regional or national economic downturns.


Pre-Forclosure Evaluation
To aid in workouts and provide a detailed picture of the asset, we performed a full site and building evaluation. This is done prior to foreclosure proceedings in order to determine the feasibility of proceeding with the workout.


Disaster Recovery
When natural disasters or man-made disasters strike, initial evaluations and ongoing inspections of reconstruction work are provided in order to expedite the rebuilding process and restore the asset.







Construction Document Review
Prior to closing on the construction loan PCI consultants can provide you with a complete Plan and Document Review. Information regarding the type of project, materials to be utilized, schedule, and budget will be provided. This information will then be utilized to monitor the project during the construction stage and to ensure that the project is being built in accordance with the original approved plans and documents.


Property Condition Assessment
Whether considering an acquisition, disposing of an asset, or a major refinancing, accurate information regarding the overall physical condition of the property will aid in negotiations and long-term planning with regard to capital improvements or required repairs. Our on-site inspection and subsequent PCA, will give you the tools you need to proceed to your best advantage.


Construction Monitoring &
Site Representation
During the construction period, upon receipt of the general contractor’s or developers monthly requisition for payment, PCI consultants will perform a visit to the jobsite, evaluating completed work and work in progress. As part of the field inspection report, budget adequacy,
schedule adherence and added change orders will be evaluated in accordance with the lender’s requirements.






Construction Materials Consultation
With the constant improvements in construction materials and moisture proofing techniques, change orders and proposals to substitute materials are often made.
Unless fully evaluated and approved by the architect of record, PCI Consultants will attempt to verify that all materials originally specified are utilized on the project.


Americans with Disability Act (ADA) & Fair Housing Site Audit
As part of the standard Property Condition Assessment for PCA, evaluations will be made with regard to ADA compliance for commercial properties.
Within multifamily properties determinations will first be made with regard to Fair Housing requirements and their application to each differing property.



Multi Family Asset Evaluations
In addition to the basic Property Condition Assessment for multifamily projects, replacement reserves are typically developed for the capital expense items and anticipated replacements within each unit in the common areas of the project.
All assessments are presented in the ASTM E2018 – 24 formats as a standard, or whatever specialize format required by the proposed lender.
Monthly G-707/G-703 Verification During Construction
With the monthly G702/G703 requisition in hand, each line item will be evaluated for percentage complete based upon the requisition cutoff date. The site and general contractor will be interviewed regarding utility work for below grade work completed that will not always be visible. Any discrepancies or questions will be addressed as soon as possible in order not to delay the eventual payment to the contractor/developer.
